An island of peace and quality living above the bustling city

Spacious luxury apartments, thoughtfully laid out and equipped with the latest technologies. Roof terraces full of greenery with panoramic views of Prague, a quiet courtyard and well-designed common areas: the Neugraf development in Prague’s Smichov district embodies modern European living.

Inspired by local history
NEUGRAF Nová Grafická sits on the site of the Václav Neubert printing house, which was erected in 1902 on Grafická Street (then Kobrova Street) in Prague's Smíchov district. Neubert's printing house ranked among the top in Czechoslovakia and gained a reputation abroad. The company operated until 1948, when it was nationalised and merged with Orbis.

Neubert, Berlin, Smichov
The historical character of Smíchov and in particular the famous printing house of Václav Neubert, is reflected in the architectural industrial style of Nová Grafická, combining industrial-era materials with light details made of steel and glass. The common courtyard and terraced roof with relaxation areas, benches and loungers are inspired by the cosmopolitan style of living in the metropolises of Western Europe. "Smíchov is one of the new centres of Prague. Its character reminds me most of Berlin, where new buildings harmoniously complement the historically growing street structure," says architect David Chmelař of his inspiration, which is reflected in the public spaces and interiors of the apartments. Chmelař worked with award-winning architectural studio Bogle Architects, founded by Ian Bogle in 2012. Known worldwide for its progressive and innovative solutions, they have applied the same approach to the design of Neugraf.

Generous furnishings and modern electrical installations

Apartments in the Czech Republic are on average 17 m² smaller than in other European countries and are being built ever smaller. However, the average size of the apartments in Nová Graficka is over 60 m² and the layout is designed to the smallest detail so that space is maximised. Wooden floors, generous windows, elegant doors, modern bathrooms with large-format tiles, modern wiring come together in a raw elegance that harks back to the building's industrial past.

The intelligent Hager KNX wiring system contributes to the high comfort of living. Elegant controls operate the blinds and dim the lighting. The user-friendly push-button sensor control including clear displays corresponds to the design of the switches and sockets in the apartments. Anthracite berker Q.3 switches with a velvety soft finish come as standard. Buyers can also opt for a white variant of this berker design range. "The berker Q.3 switches represent a sober, unobtrusive elegance in our portfolio, they are not extravagant pieces that draw attention to themselves in the interior. Their added value, however, is their special finish, which makes them surprising and very pleasant to the touch," explains Thomas Grund, Managing Director of Hager in the Czech Republic, which supplied the key wiring elements and design switches for the NEUGRAF project.

The Hager univers FW modular switchgear ensures that all the wiring elements are safely stored in the apartments. These flush-mounted, steel-plated switchgear cabinets are primarily intended for residential construction, public buildings and business premises. The enclosures can be easily walled up or fixed into plasterboard partitions using the supplied mounting kit. The cabinets are supplied complete with instrument mounting rails, instrument covers and terminal blocks PE and N. The panel also includes a steel cover frame with a door, which can be used to cover any inaccuracies when mounting the cabinet in the wall for perfect looks.

For elegant storage of data and low-current elements, Hager volta multimedia distribution boards were used in the apartments. By neatly storing all the necessary equipment in the cabinet, unsightly cable bundles and a tangle of devices in the living room are eliminated. For efficient ventilation, the multimedia distribution box is equipped with perforated doors. It provides clear and clean storage for all smart home devices, without clutter and messy cabling.

Inner peace in a busy city
NEUGRAF Nová Grafická is an ambitious project with its approach to architecture, emphasis on generosity, quality of design of the apartments and respect for the genius loci of the place. It offers its inhabitants a warm, safe embrace in a cosmopolitan atmosphere from which one can watch the sun set over Prague every day from a terraced roof full of greenery, and where one can find inner peace in a busy city.
